Paint Before the Photos. Not After the Lowball.
Pre-sale repaints in Chino Hills, Rancho Cucamonga and Upland, scheduled around your listing date. Same-color refresh, wood rot replaced, done before the photographer arrives.
Why sellers repaint first
A pre-sale repaint from Black Horse is a fast exterior or interior refresh for homes going on the market. We pressure wash, replace any wood rot, seal and repaint, usually in the same colors so no HOA approval is needed, and we schedule the work to finish before your listing photos are taken. Every job carries our 12-year workmanship guarantee.
A Chino Hills homeowner called us before putting a $1M home on the market. He said it straight: he didn't want a buyer knocking $15,000 off the price over tired paint.
So we repainted the exterior in the same color. Replaced wood rot on the siding. Replaced a board around a window. Found more rot on the front once we pressure washed and replaced that too. We also spotted broken roof tiles that had nothing to do with painting. Photographed them and told him anyway.
Then the listing photos were taken.
What a pre-sale repaint covers
- Same-color exterior repaint: stucco, trim, fascia, doors and garage
- Wood rot replaced on siding, fascia and window trim (see wood rot repair)
- Front door and garage door refresh, the two things every listing photo shows
- Interior neutrals for main living areas, plus drywall touch-ups
- Schedule built backwards from your photo date
- The paint spec, colors and sheens in writing, ready to hand to the buyer
The discount he didn't want to give.

Straight answers.
Should I paint my house before selling it?
If the exterior is faded, chalking or peeling, yes. Tired paint is one of the easiest things a buyer uses to negotiate the price down, and it shows in every listing photo. A same-color repaint done before the photographer arrives removes the objection before it's raised.
Same color or a new color before listing?
Same color is usually the fastest and safest choice. It skips HOA approval in most communities and keeps the schedule tight. If the current color is dated, we'll recommend a neutral that photographs well and help with the HOA paperwork.
How fast can you finish before my listing date?
A typical single-family exterior takes 4 to 7 working days once we start. Tell us your listing and photo dates at the estimate and we'll tell you straight whether we can hit them.
What if you find damage during prep?
We fix it. Wood rot on siding, fascia and window trim shows up once we pressure wash. You get a call with photos before we touch it, whatever the amount, so there are no surprises right before closing.
Do you paint interiors before a sale too?
Yes. Walls, ceilings, trim and doors in neutral colors, plus drywall repair where furniture and frames left marks. Most sellers do the main living areas and let the rest go.
